Frequently Asked Questions
Spray Foam Insulation Questions
How much should I expect to pay for spray foam insulation?
HomeGuide puts installed spray foam at $1.50 to $3.50 per square foot for open cell and $3.00 to $5.00 for closed cell. Most single-area jobs land between $1,500 and $5,000, while whole-house work runs $8,000 to $20,000 (HomeGuide) or $10,000 to $30,000 (Fixr). Your written estimate after the visit is the real number.
How much does it cost to spray foam 2,000 square feet?
At HomeGuide's $1.50 to $5.00 per square foot, 2,000 square feet of sprayed surface works out to about $3,000 to $10,000. Note that this means 2,000 square feet of wall, roof deck or floor area being sprayed, not a 2,000 square foot house, which has far more surface than that. Thickness and foam type move the number most.
Is there a downside to spray foam insulation?
Yes, a few. It costs more than blown-in insulation, the house needs to be empty while it cures, and once it is on it is hard to remove. It also covers up wiring and framing, so problems need to be found first. That is why we check for leaks, moisture and old wiring before spraying.
What R-value does Nebraska require in an attic?
Nebraska's statewide code is the 2018 IECC, adopted July 1, 2020, and its fact sheet lists R-49 for ceilings in new construction and additions. Existing homes are not forced to upgrade, but LES uses the same R-49 attic target in its 2026 insulation incentive.
Does LES pay for insulation?
LES lists a 2026 Residential and Commercial Sealing and Insulation incentive of $0.80 per square foot for wall insulation and $0.50 per square foot for attic insulation, up to $1,500 per property. It applies to existing homes with no wall insulation or attic insulation at R-19 or less, and requires pre-authorization and blower door tests before and after. Funds are first come, first served.
Closed cell vs open cell: which is right for my house?
Closed cell for rim joists, basement walls, crawl spaces and metal buildings, where you want an air and vapor barrier and high R-value per inch. Open cell for roof decks and interior cavities where lower cost and full fill matter more. We will mark which goes where on your quote.
How do I choose an insulation company in Lincoln, Nebraska?
Get at least two written quotes that list material, thickness and R-value for each area. Ask how they handle air sealing, ventilation baffles, cure time and ignition barriers, and whether they will help with LES incentive paperwork. Compare the scope, not just the total.
Can spray foam stop a wet basement?
No. Closed-cell foam blocks air and vapor, but it is not a fix for water coming through a foundation. Leaks, grading and gutters need to be dealt with first, and we will tell you if we see signs of water before we spray.
Spray Foam Insulation Questions
Is spray foam worth it in Lincoln?
In the right places, yes. Rim joists, bonus rooms, roof decks and metal buildings are where foam pays back best, because nothing else seals them as well. For a plain open attic floor, blown-in over sealed leaks is usually the better value.
How long do I have to stay out of the house?
Plan on at least 24 hours away after spraying, which is HomeGuide's guidance, and longer if the manufacturer's instructions call for it. We ventilate the area during and after the work and tell you when it is ready.
Can you spray foam into existing walls?
Standard spray foam needs open cavities. For finished walls, the usual options are dense-pack cellulose or an injection foam through small holes. See our wall insulation page for how that works.
Does spray foam need to be covered?
Foam in living space, basements and most storage areas generally needs a thermal or ignition barrier such as drywall or an approved coating. We note on the quote where that is required.
Attic Insulation & Air Sealing Questions
How much attic insulation do I need in Lincoln?
R-49 is the figure in Nebraska's 2018 IECC for new ceilings, and it is also the LES incentive target. The depth needed to reach it depends on the product's R-value per inch, and we leave depth rulers in the attic so you can check.
Should I remove the old insulation first?
Only if it is wet, moldy, full of rodent droppings or hiding vermiculite. Clean, dry insulation can stay, and new material goes on top after the leaks below it are sealed.
Will more insulation stop ice dams?
Insulation helps, but most ice dams come from warm air leaking into the attic and melting snow on the roof. Sealing those leaks and keeping the eaves vented is what makes the biggest difference.
Do I qualify for the LES attic incentive?
LES lists it for existing, occupied homes in its service territory whose attic is at R-19 or less, with the attic brought to R-49. Pre-authorization and before-and-after blower door tests are required, so the paperwork has to start before the work does.
Wall Insulation Questions
Can you insulate walls without removing drywall or plaster?
Yes. Dense-pack cellulose or injection foam goes in through small holes, from inside or from outside behind the siding. The holes are plugged and patched afterward.
How do I know if my walls are empty?
Remove an outlet cover on an exterior wall with the power off and look beside the box, or we can check during the visit. A cold wall surface in winter is another strong clue.
Does LES pay for wall insulation?
LES lists $0.80 per square foot for qualifying exterior frame walls in 2026, with a $1,500 cap per property. The home must have no wall insulation now, the walls must reach R-13, and pre-authorization plus blower door tests are required.
Is spray foam or cellulose better for old walls?
For closed walls, dense-pack cellulose is the most common choice because it fills irregular cavities well. Standard spray foam is for open walls during a remodel. We recommend based on how your walls are built.
Basement & Rim Joist Insulation Questions
Is it worth insulating just the rim joist?
Often, yes. It is a small area with a large air leak, and HomeGuide puts the typical foam job at $2,000 to $2,500. It is one of the more noticeable fixes for cold floors.
Can I put batts on my basement walls?
Batts against concrete tend to trap moisture and get musty. A continuous layer of foam or rigid board against the concrete, with the stud wall inside it, is the safer approach.
Does the LES incentive cover basement walls?
No. LES's 2026 sealing and insulation terms exclude basement concrete walls and garage walls. Exterior frame walls and attics are the covered areas.
Should my crawl space vents be sealed?
It depends on the plan. If the crawl space walls are being insulated and a vapor barrier laid, vents are usually sealed. If the floor above is being insulated instead, the vents may stay. We explain which approach fits your house.
Pole Barn & Metal Building Insulation Questions
Why does my pole barn drip?
Warm, moist air inside touches roof steel that has cooled overnight and condenses. Closed-cell foam on the underside of the steel keeps that air off the cold metal.
Can you spray over the existing blanket insulation?
Usually not. Foam needs to bond to the steel or framing. Old blankets, especially wet or torn ones, generally need to come down first, and we include that in the quote.
How thick should the foam be in a shop?
It depends on whether you heat it and how much. A condensation coat is thin; a heated shop gets more on the roof than the walls. We quote a specific thickness and R-value for your building.
Do you work on acreages outside town?
Yes. We work on acreages and farms around Lincoln and the towns listed on our service area page. Tell us the location when you call.
Insulation Removal & Replacement Questions
Do I need to remove old insulation before adding new?
Not usually. Clean, dry insulation can stay. Remove it if it is wet, moldy, soiled by animals, or if it has to come out to seal the attic floor properly.
How do I know if my insulation has rodent damage?
Look for tunnels, droppings, nesting material and a musty smell. Matted, flattened patches near the eaves are another sign.
Is removing insulation messy?
Vacuum removal keeps most of the dust contained. We protect the path through the house and clean up when we finish.
What if my attic has vermiculite?
Do not disturb it. Have it tested; if it contains asbestos, a licensed abatement contractor removes it. We can seal and insulate afterward.
