Why the Attic Comes First

Attic insulation and air sealing work best together, and in that order. Warm air rises, so in a Lincoln winter heated air pushes up through every gap in the top-floor ceiling: around plumbing vents, flue chases, light fixtures, bath fans, the attic hatch and the open tops of interior walls. In summer the flow reverses and the attic, which can run far hotter than the 78.1F July average outside, radiates heat back down. Adding insulation without sealing those holes leaves the air path open under the new layer.

The target: R-49

Nebraska's statewide energy code, the 2018 IECC adopted July 1, 2020, lists R-49 for ceilings in new homes and additions. LES uses the same R-49 target in its 2026 sealing and insulation incentive, which applies to existing homes whose attic insulation is at R-19 or less. Many older Lincoln attics hold a few inches of settled fiberglass or old cellulose, well below that.

Blown-in, foam or both

On a wide-open attic floor, the usual plan is to seal the leaks with foam and caulk, add baffles at the eaves so soffit vents keep breathing, then blow cellulose or fiberglass to depth. That is usually the most cost-effective way to reach R-49. Spray foam on the roof deck makes sense when ducts or a furnace sit in the attic, when the roof is a cathedral or low slope with no room for loose fill, or when an attic is being turned into living space.

Signs your attic needs work

Upstairs rooms that are hot in July and cold in January. Ice along the eaves after snow. Insulation you can see the ceiling joists through. Dark stains on insulation around fixtures and wall tops, which mark where dusty air has been leaking through. High heating and cooling bills on a house with an otherwise sound furnace and AC.

Rebates and loans

LES lists $0.50 per square foot for qualifying attic insulation in 2026, inside a $1,500 per-property cap, with blower door tests required before and after and pre-authorization required before the work starts. The state's Dollar and Energy Saving Loans also cover ceiling insulation and air sealing. We check whether your attic looks like a fit and explain each program's paperwork on the visit.

What an Attic Job Includes

Sealing, depth and the details that keep an attic dry.

Bypass and top plate sealing

Foam and caulk over the gaps around pipes, wires, chases and the tops of interior walls.

Hatch and pull-down stair covers

Weatherstripping and an insulated cover so the access door is not the weak spot.

Eave baffles

Vent chutes at the soffits so new insulation does not block attic airflow.

Blown-in cellulose or fiberglass

Loose fill blown to an even depth toward R-49, with depth markers left in place.

Roof deck foam

Spray foam on the underside of the roof for cathedral ceilings, low slopes or attics with ductwork.

Attic Insulation & Air Sealing Questions

How much attic insulation do I need in Lincoln?

R-49 is the figure in Nebraska's 2018 IECC for new ceilings, and it is also the LES incentive target. The depth needed to reach it depends on the product's R-value per inch, and we leave depth rulers in the attic so you can check.

Should I remove the old insulation first?

Only if it is wet, moldy, full of rodent droppings or hiding vermiculite. Clean, dry insulation can stay, and new material goes on top after the leaks below it are sealed.

Will more insulation stop ice dams?

Insulation helps, but most ice dams come from warm air leaking into the attic and melting snow on the roof. Sealing those leaks and keeping the eaves vented is what makes the biggest difference.

Do I qualify for the LES attic incentive?

LES lists it for existing, occupied homes in its service territory whose attic is at R-19 or less, with the attic brought to R-49. Pre-authorization and before-and-after blower door tests are required, so the paperwork has to start before the work does.
